Terms and conditions
Prices are per room per night for bed and breakfast with a maximum of 2 people sharing - with no exceptions. Minimum stay is 2 nights; single nights subject to availability.
A 50% deposit is required at the time of booking, with the balance payable
If the booking is short notice and no deposit has been received, full payment will be required on arrival.
Check-in is between 3pm and 5pm. If you are likely to arrive outside of these hours please let us know so we can ensure you are greeted and have access to your room. Likewise if, on the day, you are running late please call 01263 825042 to advise your anticipated arrival time.
Check-out is 10.30am

In the event of a cancellation the deposit may be returned only if the nights are
re-booked. It may not be carried forward to another date. Every attempt will be made to re-book the room. If the cancellation is 14 days, or less, before the arrival date no refund will be made.
In the event of the guest needing to vacate the room after check-in the payment in full is required.
We accept payment by credit card, cash, or bank transfer.
Please let us know if you have any specific dietary requirements or if you have any allergies or intolerances we should be aware of so we can do our best for you
Whilst we want your stay to be as pleasurable as possible there are a few house rules that need to be observed so all of our guests experience an equally good time
Smoking is not permitted within the building. Should we find that there has been smoking in a room the guest(s) will be asked to leave immediately, no refunds will be issued and a surcharge of £200 will be levied to cover a deep clean and loss of
An area for smoking is provided outside, in the front garden.
We reserve the right to terminate your booking immediately without being liable for any compensation, when you engage in unacceptable behavior that may cause a disturbance or nuisance to other guests in the house.
All property left in rooms is at your own risk and no responsibility can be accepted for lost or damaged items.
Picaroons is unsuitable for children or pets and it is very likely that anyone who arrives with a child or pet, without prior agreement, will be refused accommodation.
No refunds will be issued.
